TI Communities was established by Turner Impact Capital to execute the mission and plan of its sole client, the Turner Multifamily Impact Fund (TMIF). Our focus is on the acquisition, preservation, and enrichment of critically needed naturally occurring affordable housing in our apartments in Maryland, Illinois, Nevada, Texas, Seattle, and Minneapolis for working individuals and families in communities throughout the country. By making meaningful and measurable differences in the lives of the diverse individuals and families we serve, we provide tangible reasons to believe in hope. ADDITIONAL SERVICES

CONSTRUCTION & FACILITIES MANAGEMENT

Our Maintenance team members’ training and education focuses on innovative methods designed to expedite the apartment turnover process, extend the community life and provide visual appeal using the most economical means possible.

ACQUISITION DUE DILIGENCE

The Due Diligence team partners with Facilities Management to ensure a comprehensive appraisal of the asset by coordinating and completing unit by unit inspections, file audits, management interviews and a marketing assessment. By investigating strategies, programs, and policies related to ownership’s acquisition criteria and participating in the execution of initiatives, audits, budgets and community inspections, the team provides a competitive advantage to ownership.

SUSTAINABILITY INITIATIVES

We identify opportunities to mitigate negative environmental impact, decrease operating costs, and improve resident comfort through sustainability-focused initiatives. These include green retrofit projects, resident education, operating practices, and procurement policies.

TALENT SERVICES & REPORTING

Our team oversees the development of the education and training curriculum and related initiatives, and coordinates the design, delivery and evaluation of the educational programs in the areas of management, sales, service, operations, technology and professional development. The department supports community transitions through an effective mentoring program focused on team assimilation to TI Communities’ processes and procedures.

MARKETING & COMMUNICATION

TI Communities not only understands the evolving needs of today’s resident but also recognizes the nuances of niche demographics within our portfolio of workforce housing. Our team creates tactical advertising and sales campaigns, and integrate the use of a variety of media, communications vehicles and messaging technologies that enhance each Communities visibility and presence within its respective market.

RESIDENT ENRICHMENT PROGRAMS

TI Communities establishes and implements programs and services that meet the needs of our residents. These demand-driven enrichment programs, which generally revolve around education, healthcare and security, are provided onsite by subject matter experts. We utilized innovative and standardized operating procedures to manage these programs and optimize measurable positive outcomes for our residents.
